Welcome to the Office of the Shelby County Auditor!

New property values for 2020 have been updated as a result of the county’s “Triennial Update” process which the State of Ohio mandates every 6 years.  The new values were determined based on the sales of properties in each neighborhood throughout the county, with most neighborhoods showing an increase of 15-20% in value over the past 3 years.

To compare your previous value to your new value, start a property record search using the red button above. Search for your parcel using the “Search” tab at the top. You can choose to search by Name, Location (address), or Parcel Number.  Then select “Value History” in the left margin.

Note that real estate taxes are billed based on property values of the previous year.  Taxes due in 2021 have been calculated using your 2020 value.  To see your current tax due, select “Tax” in the left margin after you have pulled up your property.

You may also like to check out our new Levy Distribution pie chart for your property.  This is another option found in the left margin after the property has been pulled up and shows you the complete picture of where your tax dollars go.

Anyone who feels that their property could not sell for the value we have determined, may file a “Complaint  Against the Valuation of Real Property” between January 1 and March 31, 2021.  The forms are found on our website under the “Board of Revision” category in the black box on this page.
